If your property is vacant or your current tenant is about to leave then you can still install a new tenant during the coronavirus disruption.
You, your letting agent and prospective tenants may have concerns about social distancing when it comes to showing someone around your property. Here at EMBARQ, we've set up various options for landlords and prospective tenants to consider:
Video viewings
You could consider filming a video of the property to be let, which can be done on your mobile smartphone. This can be uploaded to property portals, such as Rightmove, Zoopla, Primelocation and On The Market. This will allow prospective tenants to view the property online and reduce wasted visits from those that don't feel the property is suitable for their needs.
Telephone guided viewings
If a prospective tenant wishes to visit the property to be let, you could consider unlocking the door and allowing people to view the property on their own. Our agents either stand outside or sit in their car, whilst guiding the viewer over the phone and answering any questions.
Applications and paperwork
Many landlords and letting agents still operate paperbased systems which can be a concern whilst coronavirus is still active. Consider using email and other online platforms to exchange paperwork and obtain information. There are websites that enable you to send documents whereby all parties can sign them online, removing the need to print, sign, scan and email them back. This is something that we've adopted in our letting agency and it's made the whole process very efficient.
