The English Survey Report suggests that hundreds of thousands of people made the positive choice to rent and that 84% of people are very satisfied with their rental accommodation.

Rental Market Demand Shift

40% of landlords let purpose-built flats and 24% let converted flats. With flats typically being cheaper than houses and rental values being calculated more so on the number of bedrooms, income yields on proposed flat purchases often look better on paper. Our in-house market research team carried out a comparison of houses vs flats in terms of rental income, together-with incorporating the capital growth over the long term (20 years +). The results often indicated that houses increased more in value and when combining the income and capital growth to conclude an overall investment yield, houses came out on top in many locations.

The age range of renters has shifted, meaning that developers need to consider creating units targetted towards the specific accommodation demands. The biggest change over the past two decades has been those aged 35-44 that now represent a quarter of the entire rental market. With the majority in this age bracket having dependant children, this has led to the increase in demand for two, three and four-bedroom rental homes. BTR/PRS properties in the UK are valued at a combined £1 trillion, with annual lending in the sector hitting around £25 billion. With high performing rental premiums and average gross-to-net margins, investors in this market space can expect to see substantial returns.
